When should you replace your roof?

The average lifespan of a roof is between 15-20 years. However, there are many factors at play in how long a roof will last. One of the biggest is the frequency and severity of storms.

How can you tell if your roof needs to be inspected or replaced?

Common signs of age on a roof include:

  • Cracking
  • Curling
  • Dark Stains
  • Leakage
  • Sagging

Signs your roof may have storm damage:

  • Missing shingles
  • Dents in gutters or down spouts – if you see dents in these places, changes are good your roof also has hail damage
  • Missing tabs on the shingles

Many of the telltale storm damage signs can only be seen from the roof itself. It is also sometimes difficult to determine the extent of the damage unless you have a trained eye. Additionally, insurance companies use a formula that includes the number of hail hits within a certain area to decide if it’s bad enough to replace the entire thing.
